The duties as Assistant Manager you are to establish sound business practices and good public relations with tenants, contractors, suppliers, the public and public officials, and to maintain the property and positive social atmosphere of the community in the highest of standards are essential requirements and implied responsibilities.
The Community Manager is responsible for the performance of these functions:A.
Renting activities, advertise, and show vacant spaces includingVacant community-owned homes1.
Obtaining and approving applications to rent5.
Drawing all lease/rental agreements and all other residency documents6.
In-community sales cooperation7.
Contact dealers and inform of vacanciesB.
Accounting Activities: 1.
Collect all rents promptly and follow collection procedures with no exceptions2.
Deliver Monthly Invoices to tenants.3.
Deposit rents promptly to community's bank account or as instructed4.
Petty cash records, monthly reports5.
Daily/monthly records, updated tenant and rental lists6.
Monthly billing and receipts of all rentals due and paidC.
Supervise Maintenance Activities: Supervise employees and contractors to do such maintenance as may be necessary to keep outside major plumbing, electrical and maintenance bills to a minimum, including: a.
Water leaks, gas leaks, sewer and water stoppageb.
Clubhouse, laundry buildings, and amenitiesc.
Wall and fence repairsd.
Clean and prepare vacant spaces for rentale.
Community owned lighting, faucets, drains, air-conditioners, etc.f.
Water, mow, trim, weed, plant and fertilize all community-owned planted areasg.
Entry signs, mailboxes, gates and RV storage areasi.
Police streets, unused areas, trash bins/areas and other common areasj.
Provide monthly maintenance reportk.
Care, protection and regular inventory of all maintenance equipment, tools, supplies, vehicles and other personal property of the communityl.
Keep photograph record of all maintenance work donem.
Provide copies of all photos in journal monthlySupervision ActivitiesAssistant managers and maintenance personnel Any major repairs deemed necessary to hire outside contractors Obtaining improvement repair bids Tenant areas, space and mobile home upkeep, repairs, new installations or replacements, landscaping, porches, awnings, carports, etc.
Common areas, pools, clubhouses, laundry building, storage, etc.
Knowledge and Continuing Education of: State Civil Code - Mobile home Residency Law HR 1158 The Americans with Disabilities Act (ADA) Current operating policies Current Community Rules and Regulations All leases, rental agreements and other tenant documentsPerformance of These Functions: 1 Appointment of assistant managers and work time schedules.
(Manager is responsible for arranging for the community to be covered by a responsible person at all times when they are not in the community.)2 Lease and rent schedules and forms3 Rules and Regulations4 Follow-up on all notices served to tenants for enforcement5 All other community documentation6 Contracting for repairs or other services7.
Any rent control or decontrol matters (on re-sales, increases, etc.)8.
