Responsible for achieving the highest possible Net Operating Income (NOI) though effective cost control and maximizing revenue
Preparation of property budgets for each calendar year; responsible for keeping the properties within the established budget guidelines
Ensures that on-site management collects, deposits, and posts rents in a timely manner
Determines market rental rates, security and pet deposit requirements for each property
Reviews accuracy of all community transactions through reports such as rent rolls, delinquency reports, move in/move out, etc.
Review and approve monthly financial statements for each property
Review and approve all purchase orders and invoices for accuracy and necessary details
Reviews progress reports completed by on-site management.
Negotiates contracts for services and approves all vendor setups
Reviews and distributes all requested/required reports to owners, investors, and lenders
Create and maintain a positive environment for management and maintenance team members
Trains, motivates and supervises all on-site staff to achieve operational goals of assigned communities
New employee training, including feedback to non-performing team members
Ongoing formal and informal performance evaluations
Review and approve timesheets, instructing and advising on site staff of procedures and guidelines
Facilitates disciplinary procedures and documentations up to and including terminations of employment
Documents and reports all liability and community incidents to the corporate office immediately
Ensures that all workers compensation claims are reported, and proper paperwork is completed
Ensure that on-site team members complete any pertinent safety checklists
Direct staff to follow a safety-first principle
Conducts monthly property inspections and provides updates to senior management
Ensures that lease files are complete and of leases are executed properly
Oversee offices opening on schedule, condition of office and model apartment
Attends scheduled corporate management meetings
Maintains records on all aspects of management activity and submits required reports to corporate office
Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.)
Plan weekly goals for staff schedules and assignments
Maintain a positive customer service attitude
Periodic inspection with resident move in and move outs
Work with on-site team members to develop and implement resident retention programs.
Periodically walk and inspect community and check on vacant apartments
Assists with resource planning for timely completion of make ready’s and work orders
Assure quality of market ready apartments
Ensure that models, market ready apartments and property are walked daily by on-site team members
Recommends maintenance and capital improvements for each property and continually acts in a manner to maintain and enhance the value of the assets
Review market surveys and recommend rent changes and concessions
Advise marketing strategies to secure prospective residents
Confirm that leasing techniques are effective
Maintains awareness of market and industry conditions and trends via trade publications, professional organizations, etc.
Represent Allied and the owner at all official inspections and audits at their assigned communities
Performs any additional duties or tasks as assigned by their manager
Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts and draw valid conclusions and initiate appropriate course of action.
Must effectively convey ideas, images and goals to a diverse group of personalities.
Represent the company in a professional manner always.
Keeps current on local, state and federal issues related to the properties and distributes information to on site personnel
Essential Job Functions and Qualifications:
Position requires excellent management and communication skills. The person must have basic computer skills and be organized. Work Hours: Full time hours – salaried position. Must be available on weekends and evenings for staffing needs and emergencies.
Two (2) years’ experience in multi-site, area, or regional management capacity
Fair Housing Certification, willingness to obtain prior to interacting with prospective residents
Demonstrate an ability to support and contribute to community team
Demonstrate strong oral and written communication skills
Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software
Must possess a positive attitude and the ability to smile under all circumstances
Participate in training to comply with new or existing laws
Ability to work a flexible schedule, including evenings and weekends
Neat, clean, professional always throughout the workday and/or whenever present at the community
Comply with expectations as demonstrated in the employee handbook
Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem
Successfully pass drug test
CAM or CAPS preferred
Frequent need (33% to 66% of the time) to utilize personal transportation to inspect apartment community and surrounding neighbourhoods, make trips to the bank and visit the corporate office
Must have valid driver’s license and automobile insurance

The employee is frequently exposed to high-pressure demands from the property owners and corporate management to deliver accurate, and timely, financial reports.
